Standard Exclusions

Unless specifically included in the "Job Scope/ Description" of Proposal, this Contract/ Agreement does not include labor or materials for the following work: 


Plans, copies, engineering fees, survey fees or governmental permits/ fees of any kind. Public or private utility connection fees. Verbal "extras" requested by owner or owner's representatives while on site. Additional work required by homeowner associations or governmental plan checks on final "Red Lined" job copy of plans that are yet to be issued. Testing, removal and disposal of any materials containing hazardous material as defined by the EPA. Moving owners and owners's design professionals and/ or separate contractors property/ equipment/ materials around the jobsite for work to commence/ continue. Labor and materials or machines required to repair, replace and relocate any supplied materials. Repair or replacement of concealed/ underground utilities not located on prints/ as built's or physically staked out by owner which gets damaged during construction. Temporary fencing, sanitation or power. Correction of existing/ concealed poorly constructed or substandard items. Repair of damage to roadways, driveways or sidewalks that could occur when construction equipment and vehicles are being used in a normal course of construction. Cost of correcting/ testing/ remediating environmental hazards and/ or organic pathogens. Custom milling/ fabrication of materials required for use on the project. Cost to modify and/ or remanufacture custom fabricated materials that are manufactured per plans or specifications but do not fit properly. GSUEM is not an architect, engineer or surveyor and is not being hired to perform any of these services. To the extent that GSUEM makes suggestions in these areas, owner acknowledges and agrees that these suggestions are merely options that the owner may want to review with the appropriate professional for consideration and approval. GSUEM is not responsible for ascertaining whether details in owners plans conform to all applicable planning, zoning, building codes or homeowners association's architectural reviews. GSUEM is not responsible for the cost of correcting errors and omissions by owner's design professionals and/ or separate contractors.
